DSCR Loan Features

Loans for Investors looking for a flexible program well here is our DSCR program and its loan features.

  • Borrow from $100k on up

  • Purchase, Refinance and Cash Out Loans

  • Get a 30 year fixed rate, 40 year fixed I/O rate or ARM loan

  • Interest only features are allowed for 40 year fixed (10yr I/O + 30 yr P&I), and ARM loans

  • Interest Rate Buy Downs

  • Cash-out options with no cap

  • DSCR as low as .75 (negative cash flow-ok)

  • Refinance up to 75% LTV (for SFR) Lower rates for lower LTV's

  • Purchase up to 80% LTV (for SFR) Lower rates for lower LTV's

  • No Pre-payment penalty after 3mo (can ask for shorter Pre-payment period)

DSCR Qualifications

  • Qualify on properties rental income

  • No personal income verification

  • No tax returns or financials needed

  • No Debt-To-Income (DTI) ratio

  • No limit on financed properties

  • No lease is needed (market rent can come from appraisal)

  • Use I/O features to calculate DSCR of Fixed or Arm loan

  • Gifts are allowed for Down Payment (subject to terms)

  • Minimum Credit Score 640 (rates improve with higher scores)

  • Low reserve requirement

  • No recent foreclosure or bankruptcy

  • Close mortgage in 14 days or less (after appraisal)
